Service Care Legal are currently working with a bustling local authority, based in Oxford, which is looking for a highly skilled and experienced Commercial Property Lawyer to join their Major Projects team. The successful candidate will be responsible for handling asset management work, lease renewals, and general landlord and tenant advice. They should also be comfortable reviewing title documents in order to provide advice on a variety of commercial and residential matters.
ROLE: Commercial Property Lawyer – major projects

Key Responsibilities
Handling asset management work (licences to assign etc.), lease renewals and general landlord and tenant advice

Key Requirements

Job Purpose
Provision of strategic property advice across the spectrum from valuation, disposals, acquisitions to leasehold and commercial advice. Treating all assets as a ‘corporate resource’, owned centrally for the benefit of the Council and its taxpayers. Taking ownership for the delivery of part of the valuation and strategic assets work programme. Supporting the implementation of the changes and improvements needed for VASA to become a value adding professional advisory and support function in delivering transformation to the Council, through maximising the benefit from technological changes and focus on becoming a data led service provider.
Responsibilities
To assist in the delivery of the Council’s strategic asset management framework including the capture of property demands, evaluation of property opportunities, capture of property data and review of property performance.
Reporting on VASA’s work including the performance of the estate and the supporting of internal and external scrutiny, as appropriate.
To assist in the delivery of the feeding of the capital pipeline through the strategic disposal of assets for the future delivery of major housing, education, infrastructure and other priorities, and to lead and innovate on new asset disposal and acquisition ideas, spotting opportunities and keeping a strong market ‘interface’.
To ensure all disposals are at best value to the Council, and to ensure past disposals are monitored to capture overage events and to ensure systems are in place to achieve this.
To seek to maximise revenue and/or value generation through lettings to third parties in our existing portfolios and spotting opportunities and securing those opportunities on new and emerging revenue generation.
To monitor ongoing lease arrangements to ensure the Council’s interest is secured where provisions allow and to ensure systems are in place to achieve this.
To assist on all dilapidation claims against the Council with the objective of mitigating claims and keeping all settlements to a minimum.
Sourcing of commercial opportunities to be purchased to provide a secure income stream or enable added value.
Assist on major regeneration projects, particularly those involving complex Joint Ventures, land swaps, or other transactional services, including CPO, working with the Assistant Head on complex strategic negotiations.
Provide advice and professional support to the Council on all aspects of strategic housing advice, including significant enfranchisement cases, buybacks and minor disposals.
To deal with all estate management and general surveying advice relating to the occupation of premises by third party groups as well as all property issues arising out other Council initiatives.
To seek and implement opportunities for the reduction of carbon on the estate collaborating with colleagues across the Council where appropriate.

The post holder will work with colleagues across the organisation in line with KNH’s core behaviours and values and contribute to the delivery of the organisation’s purpose, vision and objectives, ensuring positive outcomes for the business and KNH customers.A key component of the role will be to directly contribute to delivering high performance and continuous improvement within the service/business area in line with Service Plans, Medium Term Financial Plan, the joint Delivery Plan and the key objectives to deliver a customer focused service.The post holder will provide technical expertise on all aspects of building maintenance and surveying, including preparation of detailed specifications, planning and monitoring work, and contribute towards the Asset Management Plan. There are a number of areas within the Surveying function, including Mechanical, Electrical, Specialist Services, Quantity Surveying, and Estimating. Surveyors will work within a particular function, and will be required to deputise for their line manager and other Surveyors across the Directorate as required.
Key Responsibilities:
Carry out stock condition surveys, and contribute to the development of the Asset Management Plan and Investment Strategy.Carry out Professional Estimating and Quantity Surveying functions for a range of contractual agreements from initial receipt of the contract documentation to the submission and agreement of the final accounts.Provide specialist expertise on domestic gas heating and / or electrical services and project management of rewiring programmes, other electrical schemes, gas servicing contracts, maintenance contracts, planned maintenance and commercial heating.Provide specialist advice in relation to damp, timber infestations and structural defects and manage specialist works that are carried out in relation to this.Deliver all operational aspects of your relevant service/business area.Work collaboratively with your Team Leader and other Surveyors to monitor, analyse and deliver improvements across all relevant performance indicator areas in order to increase customer satisfaction.Prepare professional and clearly written communications to colleagues, partners and customers.
Participate in team service reviews and service planning as required and ensure any arising individual actions are implemented.
Be a proactive and supportive team player and actively assist others to adapt and cope with change.
