Salary: £43,000 per annum + overtime Working Hours: Monday to Friday, 07:30 - 16:30 with 1-hour lunch break

We are currently seeking a highly skilled and experienced Senior Hard Services Manager to join our dynamic team.

Job Purpose:
As the Senior Hard Services Manager, you will be responsible for overseeing the effective and efficient running of the onsite hard services function, encompassing Electrical, Mechanical, and Building fabric disciplines.

Your role will involve supervising the daily planned preventive maintenance (PPM) work schedules, coordinating reactive tasks, and ensuring all documentation and reports are completed accurately.

Additionally, you will manage staff training requirements and collaborate closely with account service stream leads to deliver excellent service.

Lead by example, demonstrating a proactive and hands-on approach.
Plan and execute subcontractor visits in a well-organized manner.
Coordinate with the Hard Services Manager to develop a monthly planning schedule for PPM workload.
Liaise with the helpdesk to ensure efficient communication and management of P1 and critical work orders.
Challenge current working practices and drive operational efficiencies.
Prepare weekly workload plans for the onsite maintenance team in conjunction with the Hard Services Manager.
Improve productivity and first-time fix rate within the variable maintenance teams.
Monitor technicians' work and conduct audits to meet productivity requirements.
Ensure all relevant paperwork and documentation comply with Client Standard Operating Procedures.
Ensure all team members are qualified and possess the necessary training for their roles.
Maintain up-to-date training plans and regularly review them.
Manage Health and Safety practices in accordance with legislation and company standards.
Take responsibility for the maintenance and calibration of specialist equipment on site.
Ensure accurate real-time reporting through continuous updates of Agility Work Orders.
Ensure subcontractors work under correct permits and conduct permit checks.
Represent the company at client/supplier meetings as required.
Foster productive relationships with customer teams.
Produce operational reports as per client/Company requirements.
Act as the deputy in the absence of the Hard Services Manager.
Manage and liaise with subcontractors, ensuring correct completion of documentation before commencing work.
Plan and authorize out-of-hours works and obtain overtime authority.
Coordinate production shutdowns as part of the working schedule.
Ensure timely ordering and availability of materials and supplies required for site maintenance.
Support the Hard Services Manager in budget preparation and control, as well as life cycle information for annual budgets and forecasts.
Assist in preparing business cases for future capital expenditure projects.
Review asset registers and maintenance records to determine equipment life cycles.
Manage the team based on agreed SLAs and KPIs.
Collaborate with the Health and Safety Manager to ensure adherence to Company health and safety processes and procedures.
Conduct team talks when necessary.
Drive continuous improvement through the implementation of best practices and innovative solutions.

Person Specification:

Proven experience in a similar role within facilities management.
Diploma Certificate or equivalent technical qualifications.
BIFM and CIBSE qualifications preferred.
Thorough understanding of trade activities, planning, scheduling, and exposure to SAP would be advantageous.
