Block Manager - Temp 6 Month Contract

Dove and Hawk are over the moon to be working with a well-established property & block management company are on the search for a part time block manager to join their team.

Duties

Oversee the day-to-day management of a portfolio of leasehold and/or AST properties to a high standard of 350 Units
Develop and maintain a good working relationship with the client, prepare management reports in the approved format, attend and minute Client meetings including AGMs, EGMs, Directors’ meetings and other Resident Meetings as required
Be the first point of contact for all customer enquiries whether by telephone, post or e- mails, ensuring prompt response
Maintain regular communication with customers concerning management issues including by written communication, e-mails, newsletters, websites etc.
Carry out site visits at regular intervals in line with the management agreement and prepare site inspection reports using KPR site survey app and make available to the client on request.
Place, oversee and regularly review maintenance contracts for equipment, plant and general services and ensuring the service visits are undertaken as per the contract.
Receive and manage all reactive and planned repairs and maintenance requirements and bring any major defects to the attention of Client or surveyor for inclusion in cyclical maintenance programmes.
oversee major internal and external works along with the relevant surveyor / professional consultant and ensure that all notices are served and supporting paperwork retained in accordance with Section 20 Landlord and Tenant Act 1985
Ensure that invoices are correctly addressed, coded and promptly paid on a routine basis.

Liaising with the relevant parties in order to resolve any dispute.
Assist the Accounts Team in the production of service charge audit packs and client annual accounts and ensuredelivery of service charge accounts to leaseholders.
Ensure that Health and Safety regulations are adhered to and arrange necessary Risk Assessments.

Take necessary steps to ensure compliance with risk assessments and Health and Safety management system is kept up to date.
Complete the pre-sale enquiry packs as requested in line within Company guidelines and ensure an accurate response is provided within the agreed timeframes.
Manage all compliance issues and requests for consents, recognising and referring any challenging mattersto Associate Director and/or surveyors/solicitors
