Night Resident Services Manager

Night Resident Services Manager - North Acton - £25,750 Basic + 20% Discretionary BonusMy client, a globally established Real Estate Agency, are currently seeking an experienced Night Resident Services Manager to provide onsite lettings and property services to a build-to-rent residential regeneration scheme in North Acton.You will ensure a high level of customer service is provided to residents at all times, all statutory H&S requirements are met and engage with residents to create a sense of community within the building.

It is important to ensure the safety and security of the development is at the fore front of your mind and all issues are dealt with swiftly and in a professional manner.Your key duties will include:

Regular building patrols to ensure the building is in line with H&S requirements
Provide first class customer service to residents
Ensuring up to date resident communication via various channels including social media
Monitoring the resident services email inbox and actioning requests and enquiries as required
Creating a community feel through communication, events and innovations
To act as first point of call for residents to report maintenance issues
Coordinating all contractor appointments and logging issues in order that required service levels are attained
Carrying out regular inspections of communal areas and apartments
Ensuring communal areas and available apartments are well presented and appealing to prospective tenants at all times
Following up on lettings enquiries and undertaking apartment viewings
Meet and greet with new tenants; releasing keys, providing Welcome Packs and new tenancy information where required
Completing check in and check out inventory reports
Complete regular buildings walks to ensure there are no Health and Safety issues evident or any security concerns.
Highlighting any issues to your Line Manager and taking the appropriate action at the time

Skills and Experience required:

Strong Customer Service background in Building Management, Resident Services or Hospitality
Ability to think on their feet and make considered decisions with a common-sense approach
Outgoing, warm and friendly personality with a positive attitude
Organised, meticulous and tenacious
Excellent written and spoken communication
IT literate and Social Media savvy
Strong financial management skills

Salary: £25,750 Basic + up to 20% discretionary bonus Hours: 4 shifts on, 4 shifts off (12 hour shifts 7pm to 7am)
