Schools Facilities / Lead Caretaker

Please read: A DBS will need to be processed for this role.

To Manage the delivery of all site services of a secondary and a primary school to meet the requirements of the contract and to ensure the smooth running of the premises for the school and for other users.

This covers management of all onsite maintenance and the provision of all internal and external services sites to a high standard and in accordance with the Service Level Agreements (SLA’s) or as directed by the Facilities Manager.

To effectively manage the caretaking team to ensure all services are delivered professionally in accordance with the SLA’s.

To ensure all staff are aware of the required contract standards in all areas of service delivery.
To constantly check all areas of the building to ensure maintenance is undertaken efficiently.

To record any damage to the building or health and safety issues with the helpdesk and relevant school staff.

To manage the rota and all necessary cover.

To ensure that maintenance stock is ordered and stored safely on site.

To ensure that the caretakers conduct regular stock checks.

To ensure all staff are provided with and wear standard uniform and PPE.

To constantly strive to increase performance levels and customer satisfaction and to manage all costs.

To conduct at least a weekly walk around and assess any areas for remedial action.

To carry out audits as required.

To communicate events, maintenance access and set up requirements with the school business manager.

To lead by example and to be an active part of the caretaking team when required.

Duties
-Ensuring security integrity of the school buildings and grounds
-To ensure that the internal and external school facilities are available, fully functional, H&S compliant and aesthetically pleasing where this falls within the remit of the caretaking team.

This includes: -
-Carrying out day-to-day duties according to daily schedule
-Carrying out defined Planned Preventive Maintenance responsibilities, including daily maintenance and inspections
-Carry out initial investigations into reactive requests made during the day relating to deficiencies in accommodation and making temporary or permanent repairs or otherwise notifying management of the need to call in a service provider, in accordance with prescribed procedures and timescales
-Respond to emergency situations such as floods, bodily fluids and implementing temporary or permanent rectification in accordance with prescribed procedures and timescales
-Respond to requests for collection of parcels, movement of furniture, rearrangement of rooms etc.

-Be observant for Health & Safety issues and ensure that they are rectified or made safe and reported to management
-Where appropriate, provide access, escort and assist service providers on site to undertake remedial work or Planned Prevented Maintenance
-Carry out minor repairs and decoration works
-Participate in cleaning/deep cleaning activities as and when required
-Be proactive by noticing deficiencies in the facilities and either rectifying them, if within capabilities, or bringing the defect to the attention of management
-Any other duties as assigned by management that relate to maintaining the facilities in a clean, functional and aesthetically pleasing state
-Any other duties that the individual is suitably skilled or qualified to undertake
-Any other duties that are specific to the school being worked in i.e.

swimming pool maintenance
-Clean driving licence preferred
Be flexible in shift pattern to cover colleague's absences due to sickness and annual leave.

-Willingness to learn new skills and undertake training to develop role
-General maintenance skills
-Flexible and adaptable approach in relation to covering shifts, emergency call outs, being available to cover lettings
-Good communication skills in relation to managing relations with the school, communicating with external service providers, and reporting deficiencies to management
