Property and Asset Surveyor

A client within the Public Sector based in Greater Manchester is currently recruiting for a Surveyor to join their Property and Asset Management Team as soon as possible. The client is offering a full-time, temporary position on an ongoing basis, with the ideal candidate having experience working within a local authority in a property management environment.

The Role

Key purpose of the role:
The Surveyor will provide an efficient and effective professional surveying service, playing a significant role in the continuous improvement of cost-effective services aligned to service user needs. The role involves managing the Council's property portfolio, overseeing disposals, acquisitions, valuations, and regeneration projects, as well as providing expert advice to both internal and external stakeholders.

Key responsibilities will include but not be limited to:
• Managing the Council’s industrial and commercial property portfolio, ensuring statutory compliance
• Setting and managing income and expenditure budgets for the estate, including service charges and sinking funds
• Negotiating rent reviews and lease renewals, and managing marketing, lettings, and disposals of commercial properties
• Undertaking property valuations for capital, revenue, and statutory purposes
• Acquiring property assets through private treaty or compulsory purchase, as needed
• Managing and supervising property maintenance works, liaising with contractors and internal teams
• Providing expert property advice and reports to clients, Council departments, and external parties
• Contributing to regeneration projects in line with the Council's strategic objectives

The Candidate

To be considered for this role, you will require the following essential qualifications:
• RICS accredited degree or equivalent qualification in Surveying
• Evidence of professional competence in line with RICS standards
• Experience in property management, including acquisitions, disposals, and valuations
• Experience in managing property-related budgets, including service charges and maintenance costs

The below skills would be beneficial for the role:
• Experience in supervising staff or consultants
• Knowledge of property law, case law, and statutory regulations
• Ability to effectively communicate complex information across all levels of the organization
• Proficiency with Microsoft Office Suite and property management software
• Experience in managing property regeneration and development projects

The client is looking to move quickly with this role and as such is offering £40 per hour Umbrella LTD Inside IR35 (£32 p/h PAYE)
