The apprentice will work alongside experienced maintenance operatives as part of an in-house team delivering maintenance services to residential blocks and communal areas. An average day or week will involve a mix of planned maintenance tasks, reactive repairs, learning activities, and site-based support work.
Key tasks will include:
Assisting maintenance operatives with general handyman and property maintenance duties across multiple residential sites
Supporting reactive maintenance works such as attending reported defects, minor repairs, and emergency call-outs under supervision
Assisting with planned maintenance programmes, including regular inspections, preventative works, and scheduled repairs
Carrying out basic repairs and maintenance tasks under supervision, including minor plumbing works (e.g. replacing taps, fixing leaks, clearing blockages), basic carpentry, and simple repairs to fixtures and fittings
Supporting painting and decorating works, including surface preparation, patch repairs, and finishing of communal areas
Assisting with basic electrical-related tasks where appropriate, such as changing light fittings, replacing bulbs, and safe isolation procedures (non-qualified work only)
Learning to safely select, use, and maintain hand tools and basic power tools in line with company procedures
Following health and safety requirements at all times, including use of PPE, manual handling techniques, COSHH awareness, and site risk assessments
Assisting in identifying maintenance issues during site visits and reporting findings accurately to supervisors or the property inspector
Supporting the completion of job sheets, maintenance logs, photographs, and digital reporting systems
Assisting with stock control, materials handling, and keeping maintenance vehicles and storage areas organised
Developing customer service skills when working in occupied properties, including professional communication with residents and site staff
Working as part of a team to meet service levels, response times, and quality standards expected by the block management company
Attending off-the-job training, toolbox talks, and apprenticeship review meetings as required
Throughout the apprenticeship, the apprentice will progressively take on more responsibility as skills and confidence develop, moving from observation to supervised tasks and, where appropriate, independent work
Training Outcome:
Upon successful completion of the apprenticeship, there is the possibility of progressing towards a Maintenance Operative
