An exciting role for a CHARTERED BUILDING SURVEYOR at Project Surveyor or Senior Project Surveyor level to join a growing London office of an established firm of construction consultants with offices around the UK.
Clients are mainly investors and occupiers across a range of sectors including offices, residential, education, industrial and more.
My client's office is in the City of London area.
Duties will be varied to include investment surveys, building inspections, planned preventative maintenance, expert witness, party wall, dilapidations for bother landlord and tenant, principal designer etc.
This role is to join a team of ten people in an expanding and successful London office.
THE COMPANY

They have a good variety of Blue Chip clients and investors.
THE CANDIDATE
You will be a Building Surveyor at either Project Surveyor or Senior Project Surveyor level.
You should be chartered with the RICS and have experience gained with a UK firm of chartered building surveyors or other multi discipline consultants.
You will have strong technical knowledge to do building inspections, investment surveys, planned preventative maintenance, vendor surveys, party wall matters, dilapidations etc.
You must have a good understanding of the building process to be able to meet with clients and deal with their required project at all stages.
You should have a stable work record and have around two years or more PQE.
You must have excellent written and spoken English and be confident in dealing with people at all levels.

As an apprentice you will support with:
Working with the Surveying team to inspect and provide advice on the design, construction, maintenance, repair, and refurbishment of all types of buildings and sites.
Inspections to involve acquisition surveys, condition reports, measured surveys and defect investigations.
Assist Senior Surveyors with the preparation with technical reports, schedules of work and works specifications.
Designing and overseeing works using recognised building contracts and adhering to current technical standards.
Develop an understanding and apply other relevant legislation such as health and safety, party wall, building regulations and planning.

THE CANDIDATE
You will be a Project Manager and / or Quantity Surveyor.
You must have gained experience of working in the hotel and hospitaltiy sectors with a particular focus on refurbishment and repositioning of existing hotels and the development of new build hotel properties.
You must have excellent client facing skills to be able to build relationships with clients and help to grow this office.
You should be able to manage a number of projects ensuring projects come in on time, within budget and give complete client satisfaction.
You should be able to lead a small team of project managers and quantity surveyors.
Be able to manage and resolve any disputes, outstanding fees and ensure compliance with health, safety and quality assurance standards.
You are likely to have at least fifteen years or more experience in the delivery of large construction projects from inception to completion and have five years or more experience of hospitality / hotel projects.

Main responsibilities
Manage all costs relating to construction projects, from the initial calculations to the final figures, seeking to minimise the costs of a project and enhance value for money, while still achieving the required standards and quality.
Contribute to the management of each project from the start, preparing estimates and costs of the work.

Be responsible for all cost control procedures, including managing and controlling the budget and valuations by always updating the estimated final costs, and having the ability to show absolute cost and value reconciliation.

Contribute to the conceptual designs/options to ensure the design is kept within the budgeted values.
Compile Site Start budget, liaising with all Departments to ensure document is completed on time to allow the construction to commence, and Sales to start marketing
Lead the value engineering, including updating site review documents, to ensure we achieve best value
Maintain budget control throughout development; and manage cost overruns within contingency levels
Complete accurate costing for each aspect of site development
Analyse and report on costs and cash flow using the support systems available
Evaluate and agree variations and instructions, always aware of budgetary constraints, and ensuring that approval is obtained prior to agreement of variations in excess of the respective allowances
Be aware of new materials and methods of construction which the business may employ
Keep the trade specification for each discipline up to date and relevant
